    Property Seasoning

I am searching for lender(s) who do not have 12 month or 6 month property seasoning requirements for some loans I am doing. The investor buys distressed properties and fixes them up then sells them. Option One is no longer an option. Any lenders out there who are flexible to this scenario? I don’t mind year chain of title or interior photos of properties. These are not “shady” deals but actual cases of someone finding a property worth much more, investing time, energy and materials to fix them up, then making a profit. Sounds like pure capitalism to me. I appreciate your assistance.

looking for a funding source for a client with 80 acres in Oregon

I am trying to locate a funding source for a client with 80 acres in Oregon. Client had the property appraised as if it were a single family on 10 acres and comped as such.
The value with just the home and 10 acres is $850,000.
This is a full doc file with great scores exceeding 700.
Please forward any possible sources for funding to me that entertain large acreage.
